The Geography of the Exumas

The Exumas is an archipelago of 365 cays that have some of the most stunning beaches, with them often gaining recognition for being the best in the world. For example, Flight Network and Coastal Living rated Exumas’ Pig Beach in their lists of the top beaches in the world. Pig Beach is a deserted island that you can take a boat out to and wild pigs will come to greet you on arrival and happily swim alongside you. Whilst it is certainly the most unusual of our beaches, you can practically pull over almost anywhere and find a stretch of untouched sand, where the only footprints are your own and the pristine turquoise waters are so inviting. The cays are split into 3 main districts: Great Exuma, Little Exuma and the Exuma Cays and are situated approximately 210 km / 130 miles southeast of Nassau. Great Exuma is where you will find traditional Caribbean style pastel color homes and gated communities like February Point. Great Exuma is also home to the largest settlement George Town, which is the hub for offices, shops, restaurants and bars. A popular destination is the ‘Fish Fry’, which is situated a couple of miles north of George Town and is a collection of shacks where you can order BBQ and fish that will be cooked fresh in front of you. The Exuma Cays are renowned for their luxury homes and private islands, for those seeking beauty, privacy and opulence.

Exuma International Airport (GGT) is around a 30-minute drive from George Town and has regular flights from Atlanta, Florida, Toronto and Nassau.

The Exuma Cays Land and Sea Park encompasses 176- square-miles of preserved natural beauty. Within the park you have the opportunity to encounter rare species of animals, flora and marine life. Snorkeling and scuba diving is very popular here and because fishing was prohibited in the park since 1959 the vast variety and quantity of marine life is unlike anything you will see elsewhere in the world. Once back on land, you can also feed the endangered Bahamian iguanas here or maybe even spot the rarely seen hutia.

To the west of Staniel Cay you will find Thunderball Grotto, named after the 1965 James Bond film, which was shot there. This is a must visit for any keen snorkelers and divers as it is a collection of underwater caves that promises to showcase a variety of colorful tropical marine life. During low tide you can paddle and snorkel but diving equipment is essential during high tide.

Aside from the stunning vistas in the Exumas, the residents here are friendly and also know how to have fun and celebrate in style. Each year lots people from all areas of the Bahamas and beyond descend upon Elizabeth Harbour in George Town to celebrate the National Family Island Regatta. The regatta takes place over 4 days in April where you can not only watch the boats race but also enjoy live music. You can also taste traditional Bahamian food or perhaps buy some handmade produce from the many vendors there.

Exuma Real Estate Buying Guide

The Bahamas Property Ownership Policy states that Non-Bahamians who do not already own property in the Bahamas and who are planning to buy less than five acres for family use will only need to register their investment with the government. If Non-Bahamians choose to purchase improved property under 2 acres which is developed as a single family home the same principle will also apply.

Second home owners in the Bahamas who are able to support themselves and their dependents and can prove their good character may apply for an annual home owner's resident card. The residents card will be issued for a fee once all checks have been carried out.

A government permit will be required when a person wants to purchase a home for anything other than single family use and/or is over 2 acres.

Exemptions from property duty:

  • Property that is owned by Bahamians and situated in the Family islands.
  • Property approved as commercial farm land (by the Minister of Agriculture and Marine Resources and the Minister Finance) may be eligible for property tax exemptions.
  • Unimproved property owned by Bahamians (property without any physical additions or alterations or any works benefiting the land which have not increased the value thereof by $5,000 or more.
  • Places of worship, school buildings, gardens and play areas.
  • Property owned by foreign governments
  • Property owned by foreign nations and used for consult offices or residences of consular officials and employees.
  • Property used exclusively for non profit charitable or public services.
  • All property located in Freeport, Grnad Bahama

Owner Occupied Rentals

Owner occupied rentals are homes that are used by the owner as a dwelling houses on a permanent or seasonal basis. Owners of such properties with more than one bedroom are required to collect a 6% hotel guest tax from their tenants. Licenses to rent this type of property must be obtained through the local Family Island Administrator Office, or the Hotel Licensing Department of the Bahamas Ministry of Tourism and Aviation in Nassau, Bahamas.

Applications for Residency and Visa's

Major International owners of property valued at $500,000 will receive quick consideration for their annual or permanent residency permits. All applicants must be of good character, show evidence of financial support and submit in writing their wish to live permanently in the Bahamas. Citizens of the USA, United Kingdom and Canada do not require visas providing their stay does not exceed 3 weeks and that they have a return ticket to leave the Bahamas. US Citizens no not need visas if their stays are less than 8 months. Bahamas Immigration Department permits are required if an individual wishes to reside, work or engage in ant business in the Bahamas.
